Submitting an offer

Make an offer on a property, negotiate counter-offers, and track it afterward.

Submitting an offer

When you're ready to act on a deal, make an offer right from the property page. Your offer opens a negotiation in your inbox, where the team can accept it, counter it or ask you questions.

How to make an offer

  1. Open the property and click Submit an offer.
  2. If you're not signed in, you'll be asked to sign in first.
  3. In the offer window:
    • Your price is pre-filled with the asking price; change it to your number. The window shows how it compares to the asking price as you type.
    • Terms and conditions are required: financing, closing timeline, contingencies, earnest money (up to 5,000 characters).
    • Message is optional: anything else the team should know.
    • Documents are optional: drag files onto the window, or click Attach documents, to send proof of funds, a letter or anything else with the offer (see Documents in a conversation). Only on portals with an inbox.
  4. Click Send offer. You're taken to the negotiation in your inbox.

Once you have changed anything in the window, clicking outside it or pressing Escape asks Discard changes? before closing, so a half-written offer is never lost by accident. Cancel still closes straight away.

If you already have an offer in progress

You can only have one live negotiation per property. If you click Submit an offer while one is open, the window tells you so, and your new numbers go in as your next proposal in that negotiation (a revision of your offer, or a counter to the team's).

Once a negotiation ends (accepted, declined or withdrawn), Submit an offer starts a new one.

Counter-offers

The team may answer with a counter-offer. You'll see Your move on the conversation, and you can Accept it, Counter with your own numbers, or Withdraw. Every step is kept in the negotiation's Offer history.

After you ask about a property, the team may also invite you to make an offer. The invitation arrives in your question conversation (and by email, with a link straight to the offer form); click Make an offer there, and it works exactly like Submit an offer on the listing. Once the team has countered your offer, they may also invite you to send a counter-offer: click Send a counter-offer on the invitation, or Counter on the offer card, which does the same. See Your inbox for how each state works.

When a property is under agreement

If the team has agreed a deal with another buyer, the property stops taking offers and the button on the listing reads Register interest. Hover over it to see what it does: click it and we will email you, once, if that deal falls through and the property comes back on the market. Click Interest registered to cancel.

If you had an offer in progress, we email you as soon as the property goes under agreement, and your offer is kept on file (shown On hold). If the property becomes available again, your offer picks up where it left off and we email you again.

If the deal the team approved is yours, the button reads View your accepted offer and opens that negotiation (or your Offer History if your organization doesn't use the inbox). The property is under agreement with you, so it isn't taking other offers.

Retrade Offer: changing the price of your accepted deal

Deals change after they are accepted: an inspection finds a roof to replace, an appraisal comes in low. Until the deal closes you can send a Retrade Offer (a new price on the deal you already agreed), and the team can counter. Your accepted deal keeps standing at its agreed price and terms while you talk it over.

  • On the listing page, the Your accepted deal card shows the agreed price. Click Retrade Offer to send new numbers (the form starts from the agreed price and terms). In the inbox the same button is on the deal's card.
  • If the team counters, the card shows their counter with Accept, Retrade Offer and Decline. Accepting makes it the deal's price straight away: it is binding, with no second approval. Declining keeps the deal at its agreed price.
  • While your own retrade offer is waiting on the team you can Revise it or Take back it. Taking it back leaves the deal as it was.
  • Only one retrade is on the table at a time, and the property stays under agreement with you the whole time.
  • Once the deal has closed (or the contract is cancelled), the price can no longer change, and the card says so. A retrade still waiting at that moment is closed.

We email you when the team counters, when a new price is accepted, and when your retrade offer is declined. This works whether or not your organization uses the inbox.

Under consideration

When the team is reviewing your offer for a final decision, it shows an Under consideration pill (on the offer, and on My Offers on the listing page), with their message in the conversation. Nothing about your offer changes: you can still message the team, and revise or withdraw it.

Reviewing your offers

  • Your inbox shows every negotiation and its current state.
  • Offer History still lists every offer you have placed, across all properties.
