Each property page includes tools to help you underwrite the deal.
Rental analysis
Click View Rental Analysis on a property page to open the rent estimate. When data is available you'll see:
- The estimated monthly rent
- The annual gross rent and an estimated cap rate (when an asking price is set)
- Up to 10 rental comparables, each with address, beds/baths/square feet, distance, and monthly rent
If we don't yet have rental data for that address, you'll see an empty state with a Request Rental Analysis button, which opens a Request More Info message so the team can help.
Neighborhood insights
This section loads automatically when you open a property and covers:
- City vs. state median household income and unemployment
- A walk score
- Nearby schools, parks, and shopping centers
School data can take a moment to load — you may briefly see "Fetching school data…".
Property records
When public records are available, the Property Records section shows tax history, assessed values, prior sale history, and zoning/parcel information. If no records are found for the property, this section is hidden.
How fresh is this data?
Rent estimates, comps, tax history and zoning all come from RentCast, and we hold each property's results for a while rather than re-requesting them on every visit — county tax and zoning records change yearly at best, and rent estimates monthly. So two people opening the same listing on the same day see the same figures, and reloading the page will not change them.
If a property's data looks wrong or missing, it is usually because RentCast has no record for that address rather than because it is stale. Use Request More Info and the listing team can take a look.
Sale comparables
The Sale Comparables section lists recent comparable sales near the property to help you gauge value. On properties with a configured map, comps also appear as orange markers alongside the subject property.
These figures are estimates compiled from third-party data to support your own due diligence — they are not a guarantee of rent, value, or returns.
